Scope of Project:

All aspects of developing including the purchase of vacant land, annexation, platting, Site design, entitlements, development, financing, tax abatement securing, rebuild existing road, city water & force-main sewer system, storm sewer, improvements, and sales of new homes for local custom builder.

Narrative:  

Property owned by Fairview Health, 3 acres on South Lindstrom Lake with almost 250′ of lakeshore. December 2021, closed, entitled in 2022, improvements in summer, home starts in Fall 2022.

Scope of Project:

All aspects of developing including the purchase of vacant land, development and entitlements, financing, HOA creation, improvements and sales of new homes for three builders. Added later, we created a Mini-Boat-Club for residents to have use of a shared boat – may be the first time this was done in Minnesota!

Narrative:  

After a year of effort, we obtained an accepted offer from ISD #2144 to purchase the Lakeside Elementary School site, 10 acres on Green Lake with almost 1,000′ of lakeshore. November 2021, about 2/3 of the homes are built and sold. Home values from $475,000 – $1.2M.

Scope of Project:

All aspects of developing including entitlements, development, HOA creation, financing, builder pool assemblage, and sales of homes.

Narrative:   

Securing entitlements for land development parcel (6-7 developers had attempted, but failed to develop this parcel).  Through our expertise and creative solutions, we able to careate a “builder-direct” model that enabled us to bridge a price-delta that others were not able to provide. August 2021, sold out.

Lake Elmo - Royal Golf Club

3M Tarten Park Lands – Lake Elmo, MN

Scope of Project:

In partnership with founders participated from entitlement to sale of community.  This diverse and complex project has required several phases over multiple years and is in Phase III now.

Narrative:  

3M Tartan Park was a 480 private treat and golf course 3M employees have enjoyed over the last 50 years.  High Pointe Realty provided sales and marketing leadership committments for the community of 400 new homes at an average of $1M per home.

Hudson - Summit Ridge

Land acquisition, site design, entitlement.

Narrative:  

40 acres of land in the new-is Hudson Business Park, this parcel was nice enough for residential development. Today it is nearly built out with a new Condo building for 2021 & 2022

Lyngblomsten Property

Scope of Project:

This diverse and complex project has required several phases over five to six years which includes conceptual design to city workshops and assembling partners. Our team stepped aside after initial concept work with the city EDA.

Narrative:  

Complex project involving the need to create a site plan for zoned for mixed use.
