  • We typically purchase the properties for our communities from sellers outright. This is usually the preferred option for sellers as they are typically ready to move onto new things when they approach us. Should your property meet our specifications, we create a basic development project proforma laying out the estimated costs and income to develop the parcel. The value of the land is calculated in this step and if it works for everyone, we purchase the land.

  • An option for a seller who might still want to remain on the property is to contract with us to create a development plan and execute it for the owner. In this scenario the seller would want to keep their land or sell it themselves after developed. This could be as simple as contracting us to work through the entitlement process and create the development plan with approval from the city. It could be as extensive as contracting with us to manage and perform the actual dirt work to create the buildable lots.

  • This option is our favorite as this scenario provides land sellers with the most profit from the sale of their land. If a seller has some time, they may decide to partner with us on the development of their land, holding on to it until the entire project is done in order to generate a larger land sale price. There is typically ability for the seller to invest additional money into the project should they decide to, which would provide them with profit returns from the development project as a whole.
